Our History
How did GeorgiaBadRenters.com get started ?

As a builder and real estate developer, for the last 14 years, my wife and I started developing our own real estate investments a few years ago.  We currently have 16+ rentals and 16 more units projected in 2007. I know that acquiring real estate for investments takes time, skill, and money.  I also know that managing your properties and cash flow is critical to the success of your company. Who wants to waste their time and money on BAD RENTERS?

On the most part I have good tenants, however I have had several bad renters.  I have had them destroy the units and leave owing rent.  I have also had to evict several tenants.

Most recently, two months into the lease, I had a tenant that was late on the rent.  I went to the unit and knocked on the door, no one came.  They were in there, but wouldn't answer, so, I kept knocking.  Finally, he came to the door.  I asked him about the rent. He said that he was moving because of his job and needed the money so he could rent somewhere else.  He looked me right in the eye and said, "Just evict me. I have talked to an attorney and I will have 30 days to get out and I'm not paying you anything." I tried to reason with him, but he was determined to get evicted.  The next day, I filed an eviction and he moved out in 5 days but still owes me a month's rent. My BAD RENTER became another investor's BAD RENTER.

Often times it costs more to pursue the bad renter for money owed than the amount that he owes. That's just the money portion. How valuable is your time? 

I lost sleep that night. As I lay in the bed, I thought about the events of the day and how one person could outright refuse to pay his rent, and there was nothing I could do about it at that time.  I had to wait and let the law run its course. Tenants seem to have the law stacked on their side.  That's when I decided, as an investor, it is time to take a stand and start making a list of bad renters to share with other investors.  Let's take a united stand against BAD RENTERS!
